About the Company

AN OVERVIEW OF THE COMPANY

Realty Executives is one of the most closely followed real estate franchises in the world.  In 1965, the company first drew attention as the originator of the 100% commission concept.  Since its dramatic beginning in Phoenix, Arizona, more than 40 years ago, the company has become one of the fastest growing franchises in any industry.  Publications like Entepreneur, Success, and Inc. Magazine have ranked Realty Executives as a leader based on such criteria as franchise growth, management stability and financial soundness.  Realty Executives only began its franchise expansion in 1987.  In 1988, there were 31 franchises and just 624 agents.  In 2006, there are approximately 15,000 sales associates representing 800 franchises and offices in 50 states, 5 Candian provinces and eighteen countries.  These numbers grow at a 25% annual percentage rate.   Because Realty Executives attracts professional and experienced real estate agents to the company, the ultimate winner is the consumer who chooses the services of a Realty Executives agent.

HOW DID IT ALL BEGIN?

Dale Rector is the visionary who founded Realty Executives.  By the 1960's, Dale was a successful real estate professional who had worked for traditional split real estate companies in Colorado and in Arizona. He saw a number of concerns that were not easily solved:  a) Part of his commission was being used to train and support new recruits rather than providing him with more resourses to increase his own real estate business. b) Inexperienced floor duty agents were handling inquiries on his listings. c) He was expected to spend valuable field time on office meetings, floor duty, answering questions of new agents, and going on caravans to make other agents sellers happy. d) He had no control over the advertiseing of his own listings.

Dale thought that maybe being a owner would make a difference and openned his own split commission company. Soon he found himself overwhelmed with the problems of managing new agents and becoming immerced in administrative duties with no time to do what he loved most, selling real estate.  Not surprisingly, Dale found that his top agents were also frustrated with the split commission system for the exact reasons that he had been frustrated.

The industry needed a change. In 1965, Dale Rector became the first man in the nation to open a 100% commission office, Realty Executives. Unlike anything before, Dale created an office that was totally agent focused. Other companies were named for the broker or corporation. Dale named his company for the agents. He created a sign with a logo that featured the name of the agent. However, the most significant aspect of the new company was that he gave the agents 100% of the commission with all agents sharing equally in the office expenses. This concept, revolutionary at the time, caught on quickly. Top agents from all companies saw the benefit of the new company and signed on.  By 1972, the pilot operation in Phoenix, Arizona was producing the highest volume of all competative independent real estate companies.  As time went on, the commission structure was expanded to include the transaction plan where agents could significantly reduce the monthly fee by having a small transaction fee taken out of each closing. By the 1980's with greater expansion, the volume of business totalled more than the national franchise companies in the area. Finally, in 1987 they began to franchise Realty Executives nationally.

Each year since, the sales volume and number of agents has grown dramatically, proof of the concept's wide acceptance and success. The impact of Dale Rector's vision created a major change in the real estate industry providing a unique alternative to traditional operations that have restricted the real estate profession for many years. Traditional real estate companies were force to raise commission splits in order to compete with 100% companies. Consumers saw commission fees fall and the quality of services rise as 100% companies came into their market. Today Realty Executives continues to offer agents and the consumers a brighter future because of a single man's vision. Dale Rector just recently passed away, but his vision burns brightly in the hearts and minds of the thousands of agents who carry on his work.
